I am Nancy Lerma. I run ARV Venture Group out of San Antonio, Texas. We buy houses for cash across Texas (Houston, San Antonio, Dallas, Garland, Frisco, Corpus Christi) and South Carolina (Columbia and the Midlands). I answer the phone myself. I read every email. Why I started this

There is a gap in the cash-home-buyer market that nobody talks about. The properties with probate issues, broken title chains, multiple heirs who do not agree, code violations, tax-delinquent houses families gave up on — most wholesalers walk away from these. Realtors cannot list them. Banks will not lend on them. The owners end up paying property taxes year after year on a house nobody can sell. I started ARV Venture Group to be the buyer of last resort that families actually want to talk to.

My team

I work alongside a team that has been buying houses since 2011. Together we have closed deals across Texas and South Carolina in the complex situations most operators avoid — title curative, multi-heir probate, divorce disputes, tax-delinquent properties, and houses other wholesalers said could not be done.
